From creating your listing to organizing your space, learn how to become a stellar MOBLHomeowner.

Kick off your listing

Envision your listing as an ad for your space. You’ll want to make it as detailed and compelling as possible (while also being forthcoming about any idiosyncrasies).

  • The basics. Add details about your home like the type of property, number of bedrooms and bathrooms and if you have a pet policy to get started.
  • Show off the details. When crafting your listing description highlight what makes your place unique (such as access to trails or jacuzzi). Note any aspects that renters might want to know before booking (like parking availability).

The logistics

Next up – lining up the logistics to make the renters experience (and yours) seamless.

  • Add Amenities. This gives potential renters a quick look at what your space offers. Including AC, parking, grill, etc.
  • Share House Rules. To help renters understand your expectations, add rules for your space – including details like smoking or pet restrictions, or gatherings and additional guests.
  • Location. Give potential renters an idea of where you’re based (your exact location will not be public).
  • Choose your monthly rate. What you charge is up to you. However, if you live somewhere where there is a seasonal flux, you can add seasonal pricing month-to-month. The average monthly rate will be generated when you publish your listing. You can change your pricing at any time.
  • Set up your calendar. Keeping your availability up to date will ensure you only get booking requests when the home is actually available.

  • Listing photos. Renters will likely weigh heavily on photos when deciding where to stay. Be sure to tidy up and make sure the space represents what renters would see when they walk through the door. Tip: Take shots of each area, using natural light and a wide angle when possible.

Prep for future stays

Whether you’re expecting your first renter or just need a brush-up, below are some steps to ensure your space is ready for rentals!

  • Tidy up! Clean each area that your renters have access to – especially bedrooms, bathrooms and the kitchen. Bed(s) should have fresh linens and surfaces should be crumb / smudge free.
  • Store away valuables or unnecessary items. Consider taking any personal items and store them in a locked room, safe, or storage facility (or with trusted friends or family). Not only will this give you peace of mind, it will free up storage space for your renters which will be much appreciated.
  • Stock up on the essentials. To help renters feel comfortable and home away from home, consider providing amenities like soap, extra towels, cleaning supplies, and a coffeemaker.
  • Provide the details. You’ll want to provide upcoming bookings with arrival details – address, access (codes) and other instructions

Pro tip: Pretend you’re giving instructions to your grandma. She’s tired, doesn’t have a smartphone, and just wants to rest easy.

  • Any finishing touches? We all love thoughtful details that make life easier. A home with a manual full of instructions and tips help renters get their bearings. While not required, a small gesture like a bottle of wine or local fare will help your renters feel extra welcome.
